Thermocouple: $225

A thermocouple is a sensor that measures temperature. When the temperature inside the water heater drops below the set temperature, the thermostat triggers the gas flow to the main burner. In order for the gas valve to open, however, the thermocouple must signal that the pilot light is burning and hot enough to ignite the gas. If your tank is less than 6 years old and is not leaking, but is still working, this is an indicator that you need your thermocouple replaced. Some additional indicators would include:

  • You can't light the pilot light at all

  • The pilot light won't stay lit

  • The main burner won't stay lit

Pressure Regulator: $550-950

A water pressure regulator is a valve that reduces the water pressure coming from the main water line into the house. This valve brings down the pressure to a safe level before the water reaches any plumbing fixtures inside the home. The pressure regulator is the most important piece of your plumbing because it affects all your other appliances and reduces the negative effects of high pressure on your plumbing system. 

  • Typically lasts 8-12 years before failing due to normal wear and tear.

  • If your home's incoming water pressure is 80psi or more then most likely your regulator is failing and needs to be replaced.

  • Extremely important to maintain normal water pressure for your home, so you don't develop any pinhole leaks that could possibly lead to devastating disasters such as flooding your home.

Recirculation Pump: $850

Hot water recirculation pumps are a convenient way to ensure that you have immediate hot water from the tap. These systems slowly pump hot water through your hot water pipes and back to the water heater through either a dedicated line or the cold water line. Recirculation pumps are suggested for large homes, homes with tankless water heaters, and those who don't like waiting for the shower to warm up. 

  • If your hot water is taking too long to reach a certain faucet (usually the farthest fixture away from the water heater) the recirculation pump will solve this issue

  • Typically for larger homes that have more bathrooms
